For cancellations made 30 days or more before your scheduled arrival, you’ll receive a full refund, minus a modest $25 administrative cancellation fee. This gives you peace of mind when booking one of our luxury vacation rentals in advance.

For cancellations made between 8 and 29 days prior to arrival, the initial 25% deposit is non-refundable. If you cancel 7 days or less before check-in, the full reservation amount is forfeited. Since our premium homes in Ranchos de Taos are in high demand, this policy allows us to continue offering exceptional, well-maintained properties to every guest. We strongly recommend purchasing trip insurance for added protection.

At the time of booking one of our luxury vacation homes, a security deposit hold is placed on your credit card as a standard precaution. This hold is not charged—just reserved—and it’s released automatically after checkout, assuming no damage and the return of any keys or access items.

Guests must complete their Truvi application within 48 hours of booking. This includes uploading a valid government-issued ID, identity verification that matches the reservation name, and signing the rental agreement. A $50 non-refundable damage waiver is collected via Truvi, covering accidental damage during your stay.
