What is your cancellation policy on rentals?

For cancellations made 30 days or more before your scheduled arrival, you will receive a full refund, minus a modest $25 administrative cancellation fee. This gives you peace of mind when booking one of our luxury vacation rentals in advance.
For cancellations made between 8 and 29 days prior to arrival, the initial 25% deposit is non-refundable. If you cancel 7 days or less before check-in, the full reservation amount is forfeited. Since our premium Angel Fire properties are in high demand, this policy ensures we can continue offering exceptional, well-maintained homes to all guests. We highly recommend purchasing trip insurance for added protection.

This amount is not charged but rather reserved shortly before your arrival and automatically released post-departure—provided there is no damage and keys are returned.

Guests must complete their Truvi application within 48 hours of receiving the booking confirmation. This includes identity verification that matches the reservation name, uploading a valid government-issued ID, and signing a rental agreement. A $50 non-refundable damage waiver is also collected through Truvi, covering you in the event of accidental damage during your stay.
