For cancellations made 30 days or more before your scheduled arrival, you’ll receive a full refund, minus a modest $25 administrative cancellation fee. This gives you peace of mind when booking one of our luxury vacation rentals in advance.


    For cancellations made between 8 and 29 days prior to arrival, the initial 25% deposit is non-refundable. If you cancel 7 days or less before check-in, the full reservation amount is forfeited. Since our Gatlinburg homes are in high demand—especially during peak seasons and holidays—this policy ensures we can continue offering exceptional, well-maintained homes to all guests. We highly recommend purchasing trip insurance for added protection.

  • What are your booking conditions?

    At the time of booking one of our Gatlinburg luxury vacation homes, a security deposit hold is placed on your credit card as a standard precaution. This amount is not charged but reserved shortly before arrival and automatically released post-departure—provided there is no damage and all keys are returned.


    This helps us maintain high standards while offering peace of mind for both guests and homeowners. From the moment you book to the day you check out, our process is designed to be transparent, secure, and stress-free, so you can focus on enjoying your time in the Smoky Mountains.



  • What is Truvi and why is it required?

    We partner with Truvi (formerly SUPERHOG), a leading guest verification platform used by top-tier vacation rental providers. Truvi verifies your identity and ensures your booking complies with state and local Gatlinburg regulations.


    Guests must complete their Truvi application within 48 hours of booking confirmation. This includes ID verification, uploading a valid government-issued ID, and signing a rental agreement. A $50 non-refundable damage waiver is also collected through Truvi, offering protection in case of accidental damage during your stay.

    You’ll receive detailed check-in instructions 48–72 hours before arrival via email. These will include the property address, keyless entry codes, parking details, and check-in/check-out times.
